Most of the work we undertake is in the £100,000 to £1million range from modest extensions and conversions, through substantial renovations to new-build properties. We have over the years done several basements gaining valuable experience along the way.
There are four stages in the process and you can appoint us for all or some of them:
- Briefing, Survey, Concept Design and Planning Submission
- Construction Documentation and contractor selection
- The build itself – managing the contractor
- Post completion – planned maintenance
Every client is unique with individual needs, hopes and aspirations. Our job is to understand those, combine them with the constraints of your existing home or site to create a house in which you can live well (the spaces work), look around you with pleasure at your designed surroundings (it looks good) and – dare we say it – impress your friends and neighbours! We like and work well with engaged clients who participate in the process. We can arrange builders, subcontractors and suppliers or can work with yours if you have preferences.
Apart from the benefits of a more pleasant and comfortable home there are also compelling financial reasons for developing your property. Provided that your property has not reached the ‘street ceiling’ in terms of its current value, your site is big enough to be an appropriate size after the build and the focus is on adding space, in our target area for every £100 you spend the increase in your property value should be £150 to £250 or even more. Furthermore if this is your principal residence the gain will be tax-free.
